Urban Working Group: Is South Africa ready for Serviced Living apartments?

Our Future Cities has partnered with Blok to hear your views during  and shape a new project.

Serviced Living (some may call it Co-Living) comprises compact apartments in a building designed to encourage use of communal spaces (and a variety of services and experiences) in order to make life feel bigger and more convenient. Compact units means a larger group of people will have access to purchase or rent in the Atlantic Seaboard. Simple living, big ideas!

 There is a growing international trend whereby owners and renters (long and short term) are lobbying developers to respond to their lives and their particular circumstances. This could be supporting their busy lives by moving towards serviced products, creating a sense of community if they are living alone or in small apartments, or to adjust the product to their temporary nature (shorter terms rentals of say 3 or 6 months). 

We understand that affordability is a major factor and that people are under financial pressure, which has already resulted in living spaces getting smaller. COVID-19 has also had an effect on the way people think about living; for example, there is now more demand for the spaces that allow for a more comfortable work-from-home experience. Convenient access to services in the building is imperative to compensate for spaces and services not accommodated within the actual unit. Well managed, complimentary services beyond a gym and roof deck are also being considered; some of which include security, unit cleaning, laundry services, food offering, creches, estate cleaning and maintenance, co-working or working spaces etc.  

We would love to gain more insight into whether there is demand to follow the Serviced Living trend, and are inviting you to participate in a survey and/or a focus group.

An Urban Working Group is a focus group or dialogue to support and shape a project Our Future Cities is involved in. The dialogues gather input and insights to feed into a project that is either in the advanced proposal, design or construction phase
